Côja, Arganil · New development

The comfort you're used to.
The life you came here for.

17 new timber-frame homes in Côja — a five-minute walk from the village, ten minutes from the river beach, and twenty from Serra da Estrela. Built to an A+ energy standard, with no maintenance headaches for the first decade.

An honest observation

The dream of rural Portugal is real. The housing stock, less so.

Most village houses in central Portugal were built in the 1970s — designed for summer visits, never properly insulated, and left largely untouched since. They can be beautiful. They can also be cold, damp, and expensive to maintain. A weekend project becomes a decade of renovation.

Houses deeper in nature are often ruins — either a complete rebuild or a commitment to permanent upkeep. Both are valid choices. But they are not the only choices.

Côja Vida is a project I'm not usually involved in — new builds aren't typically what I do or recommend. But this one is different enough that I wanted to tell you about it. Modern, well-insulated, and genuinely comfortable — without giving up the village life that brought you here in the first place.

What you actually get here

Warm winters. Timber-frame construction with triple glazing and a heat pump system means the heating bills in mountain weather stay manageable.
No maintenance decade. New build, modern materials, quality construction. The first ten years you live here, not fix things.
Village, not isolation. Five minutes' walk to Côja's centre — the café, the bakery, the river beach. Community without the commute.
Home office that works. Every unit has a dedicated home office. Fibre broadband available. The remote work lifestyle doesn't require sacrifice.
A+ energy class. The highest energy efficiency rating. Good for the planet, good for the running costs, good for resale value.

Two home types

Choose the space that fits your life

Both types share the same high-efficiency timber construction, A+ energy rating, home office, and basement garage. The difference is in scale — and what you want on your roof.

Location

Côja — Princess of the Alva

The Ceira River Basin project has significantly reinforced the area's resilience against floods and wildfires through ecosystem restoration — something worth knowing for long-term peace of mind.

A note on transparency: I've entered into a partnership with the developer of Côja Vida, and I receive a fee if you purchase through me. This costs you nothing extra — the prices are set by the developer and are the same regardless of who introduces you. I'm telling you because I think you should know, and because my usual way of working — honest, without pressure, with your interests in mind — doesn't change. If you'd like to work with me, I'll guide you through the whole process: visits, questions, paperwork, and everything that comes after the purchase if you're making the move to Portugal.

Interested? Let's talk.

Send me a message and I'll tell you everything I know — the site, the developer, the construction timeline, and what life in Côja actually looks like day to day. No pressure, no sales pitch.

If you're also thinking about the wider move — finding schools, understanding bureaucracy, navigating the bank — that's the other part of what I do. Happy to help with all of it or none of it, as suits you.
